What it is
Port City Inc is a turn-based property simulation played entirely in text and numbers. Nothing ticks while you watch it: the week is the turn, and you close it when you are ready. Thirteen of them make a quarter, and the quarter is where the statement lands, the rating gets set and the covenant gets tested.
You buy houses, renovate them, let them, and buy the businesses trading on the ground floor. You take on notes to do it, and the leverage is the trap: the flood map is not the market map, and the market prices the second one only after the water has been in the building. The districts are real ones, and their ground heights come from USGS and FEMA survey data rather than from anybody's idea of how a street should sound.
Every seventeen-year run is dealt from a seed at the start, so the weather is fixed before you make a single decision and nothing is on a calendar you can learn.
